Are you a First Homeowner?
This subsidy is not only available if you are a first-home buyer of a newly built house, but also for a substantially renovated home.
The First Homeowner Grant is $10,000 for buying or building your first new home, whether newly built or substantially renovated, including a townhouse, apartment, unit or similar. The maximum cost for a newly built property is $600,000, or $750,000 for vacant land plus a building contract.
Renovation grant for first homeowners
On the other hand, for a substantially renovated home, the purchase price must not exceed $600,000. To be eligible for this renovation grant, applicants must be:
- 18 years or older
- A permanent resident or Australian citizen
- Not having previously owned a home before 1 July 2000
- Occupy the property as their principal place of residence within 12 months of purchase for a minimum of six continuous months

First Home Buyer Assistance Scheme
The First Home Buyer Assistance Scheme can help you save on stamp duty in addition to the First Homeowner Grant. You may be eligible for a reduced rate or stamp duty exemption even if you don’t qualify for the first homeowners or renovation grant. For new or existing homes under $650,000, you can apply for a full exemption, and for up to $800,000, you can apply for concessional stamp duty. When purchasing vacant land, you won’t pay transfer duty if the land value is less than $350,000, and for land values up to $450,000, you will receive a concessional rate.

- Solar photovoltaic (PV) panels
- Wind turbines
- Hydro systems
- Solar water heaters, and
- Air source heat pumps
